Here are some lessons I’ve learned about building an effective database.

Who doesn’t love getting repeat and referral business from their database? I know I do! Almost half our production each year comes from past clients or were referred to us by those clients. 

Building a database that produces consistent results each year is the ultimate goal of all real estate agents. Since this idea got through to me, I’ve been on a mission to expand our database and improve the systems that apply to it. I’d like to share a bit of what I’ve learned today:

  1. Build the database.
  2. Grow it every day.
  3. Communicate with your database. Have a plan to reach every entry.
  4. Service all your leads and referrals. This is the fun part.
  5. Implement methods for applying tags, plans, and touches. This will help you reap the rewards of your work.

You have to know the difference between a lead and a contact. A contact is someone you’ve met before, while a lead is someone you haven’t. You should use different methods for each.

There is no right way of categorizing your database. You should pick a system that makes sense to you and that you’ll actually use. 

The goal of all the communication is to deepen the relationships with the people in your database. Those connections can lead to appointments.
